Fast-Track Rebuild
with "Like for Like"

Faster approvals, safer homes, and clearer rules for post-fire projects in Pacific Palisades and Altadena. Like for like usually means rebuilding close to your prior size and placement with modern code compliance. LA County and LA City offer fast-track pathways when you stay within these limits.
Our mission is to create opportunity to build back better, faster and more sustainably, ensuring our neighborhoods are secure for generations to come
When your new home matches the size and placement of the one you lost, local agencies offer streamlined, like-for-like rebuild approvals. That means less red tape, clearer design limits, and a faster path to move-in—while still meeting today’s building and fire-safety codes.

In Los Angeles County’s recovery program, like-for-like projects can modify the prior home by up to 10% or 200 sq ft
minimum flexibility in Eaton Fire areas, skip most zoning rechecks, and focus review on modern code compliance.

The City of Los Angeles also waived local CEQA review and discretionary approvals for fire-impacted homeowners under the Mayor’s emergency orders, pairing this with a one-stop disaster permitting process—another speed boost for eligible rebuilds.

Common Questions—Like for Like

Here’s what most people ask about the fast track process.
Does like for like mean I can’t change the style?

No—style can change. The key is size, height, footprint, location, and use within the program rules, and meeting current codes

How much bigger can I go?

- LA County: generally +10% or +200 sq ft (whichever is greater) in the Eaton area.

-LA City: eligible projects can reach 110% of prior floor area/height/bulk if they meet the City’s criteria in the Mayor’s order.

Do I still need permits?

Yes—like for like streamlines zoning in County and CEQA/discretionary in City for eligible projects, but building, fire, and health codes still apply. The permit review time is streamlined with guaranteed response times which speeds up the process.

Are there fee breaks or pre-approved plans?

County & City  programs include fee waivers/refunds for qualifying cases and pre-approved plans in some jurisdictions.

Can I add an ADU?

Often yes, ADU are typically allowed within the like-for-like scope and can be added in advacne of the primary residence being constructed or permitted. Special conditions may apply so its best to speak to one of our build specialists.

Fine print

Rules evolve. Always confirm current requirements with LA County Recovery and LA City Recovery/LADBS guidance before finalizing plans. We'll do this for you as part of our due diligence during the project.
